The transfer process may be delayed under the following circumstances:
- Parties that are in the process of divorce
- If the original Title Deed is lost
- If any of the parties are overseas
- If any of the parties passes away during the process
- Buying from a Deceased Estate
- A “subject to sale” and the previous property is not selling or has problems
Delays in the bond registration process are caused by:
- The seller and/or buyer not providing the correct personal information
- The seller not providing details of the bank holding the existing bond
- The existing bondholder not providing cancellation figures and title deeds to the transferring attorney
- Not receiving rates figures from the local authority and/or clearance certificates
- The buyer not paying a deposit (if required), transfer fees and/or bond costs on time
- The buyer or seller delaying the signing of transfer documents and/or bond documents
- The Property description is incorrect on the Title Deed
- The incorrect condition is inserted by the Bank
- The parties are currently engaged in divorce proceedings
- The parties are either living in or are situated in another country during the Bond registration process
- Approval of structural insurance by the Bank
- Delay or refusal to accept the banks debi-check mandates
- Any monetary shortfall on the transaction between the purchase price and what needs to be settled by the Seller on their bond
